Summary:

Assists senior management staff with directing and coordinating all aspects of their assets and portfolio. Responsible for the continued compliance and the overall financial portion of their portfolio. Maintains responsibility for all physical assets, team members, and performance by performing the following duties.

  • Resolves retention relation and retention issues.*
  • Motivates team members recognizing and assisting teams to grow by providing proper training and constructive feedback.*
  • Responsible for hiring, training, supervision, and development of all team members in accordance with company policies and directives and performs performance evaluations on supervised team members.*
  • Oversees all manager sin preparation of all daily, weekly, monthly, and end of month financial variance reports.*
  • Compiles, reviews, and forwards all reports to operations director and asset manager while maintaining all due dates with 100% accuracy.*
  • Manages occupancy, delinquency, lease renewals, and all activity on Yardi dashboards.*
  • Inspects assets to ensure the highest standards are maintained and evaluates maintenance grounds, office staff, and housekeeping to ensure efficiency and cost control.*
  • Leads team in marketing, collections, expense control, and creativity to positively impact on-site performance.*
  • Works independently with minimal supervision and maintains 100% accountability for actions and assets.*

Summary:

  • Responsible for daily inspections of community.*
  • Oversees all aspects of maintenance.*
  • Responsible for collection of rent, fees, and security deposits.*
  • Oversees all marketing.*
  • Ensures site is stable at maximum occupancy.*
  • Responsible for budgeting, forecasting, and expense control.*
  • Manages leasing activity and workflow.*
  • Tracks compliance protocol and file procedures.*
  • Processes all payables and maintains good vendor relations.*
  • Maintains curb appeal.*
  • Responsible for resident relations and resident attention.*
  • Responsible for daily reporting on financials and site statistics.*
  • Reviews delinquent charges and outstanding payables on a daily basis.*
  • Responsible for daily bank deposits.*
  • Processes late notices and eviction filings.*
  • Assists with resident complaints and resolutions.*
  • Facilitates unit turn and preventative maintenance schedule.*
  • Ensures all compliance requirements are consistently met.*
  • Monitors staff training.*

  • Completes incident reports and follow ups.
  • Completes last minute requests by RPM.

Supervisory Responsibilities:

Manages one subordinate supervisor who supervise a total of three to eight employees in the Maintenance and Leasing Departments. Is responsible for the overall direction, coordination, and evaluation of these units. Also directly supervises one to two nonsupervisory employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

To perform this job successfully, an individual should have knowledge of Microsoft Word, Microsoft Excel, Yardi, and internet software.

Education/Experience:

Associate's degree (A.A./A.S.) or equivalent from two-year college or technical school; or four to six years related experience and/or training; or equivalent combination of education and experience.

Specialized Training:

  • IRS Section 42 experience
  • Familiar with LIHTC bonds and requirements

Certificates and Licenses:

  • Valid driver’s license
  • Fair housing training
