Summary:

Responsible for all facets of the maintenance on the community with relations to unit turns, curb appeal, work orders, and site work by performing the following duties.

Duties and Responsibilities include the following. Other duties may be assigned.

  • Completes all assigned work orders.*
  • Completes all assigned unit turns by pre-determined deadline.*
  • Ensures the grounds are kept trash-free.*
  • Responsible heating, ventilation, and air conditioning repairs.*
  • Responsible for electrical repairs.*
  • Responsible for plumbing repairs.*
  • Responsible for flooring repairs.*
  • Responsible for roof and gutter inspections.*
  • Responsible for common area inspections.*
  • Maintains preventative maintenance schedule.*
  • Responsible for appliance repair.*
  • Responsible for door, screens, and hardware repairs.*
  • Responsible for appliance and heating, ventilation, and air conditioning installations.*
  • Responsible for playground inspections and repairs.*
  • Responsible for lighting inspections and repairs.*
  • Responsible for general curb appeal inspections and recommendations.*
  • Responsible for budget monitoring for R&M.*
  • Assists and/or handles any additional directives from any supervisors.
  • Assists with contract, site work, and vendor relations.*20. Responsible for inventory control and logs.*
  • Responsible for key control, logs, and reporting.*
  • Responsible for balcony inspections.*
  • Assists office staff in emergency situations.*
  • Addresses any property liability concerns to the property manager.*
  • Recommends capital improvements.*
  • Responsible for smoke alarm and fire system repairs, replacement, and vendor coordination.*
  • Assists with community functions.
  • Assists with resident relations.
  • Assists with contract and vendor negotiations.
  • Assists and/or handles any additional directives from any supervisors.
  • Assists with code and city violations.
  • Maintains solid communication with the office staff and assists when needed.
  • Works with local police department when relaying any relevant community information.
  • Assists the office team with completing incident reports.
  • Assists in budget control and operations management for Maintenance Department.

Supervisory Responsibilities:

Directly supervises employees. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Language Ability:

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Math Ability:

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Education/Experience:

High school diploma or general education degree (GED); or four to six years related experience and/or training; or equivalent combination of education and experience.

Specialized Training:

HVAC, plumbing, electrical, and carpentry repair

Certificates and Licenses:

  • EPA 608 Universal certification
  • CPO certification
  • IAQ certification
  • Valid driver’s license
